The ceiling above the shower has gone from a few gray dots to a patch you notice every morning. The caulk along the tub is dark and peeling and the wall behind it gives a little when you press. The floor of the vanity cabinet is soft under the cleaning supplies. A bathroom is a small room with a lot of water in it, and on this coast it never quite dries out between showers. Surface growth on tile, grout, and a hard painted surface can usually be cleaned; that part is a scrub, not a removal. Growth on the ceiling drywall, in the corner where the wall meets the tub, behind a peeling bead of caulk, or in the particleboard floor of the vanity is in the material, and the material comes out. The difference is what it’s growing on, not how dark it looks. EPA’s line for professional help is about ten square feet on a hard surface; on drywall it’s any size.
The bathroom gets sealed off from the hall and put under negative pressure. The moldy ceiling drywall, the wet section of wall behind the tub or toilet, and the vanity floor if it’s gone soft come out and are bagged inside the containment. Framing gets cleaned in place, HEPA-vacuumed, and dried. Then we tell you what has to change — the fan, the seal, the line — for it to stay clean once the room is put back. Paint is not mold remediation, and EPA says not to paint or caulk over growth.
The 1960s and 70s ranch houses in Bayou View and West Gulfport carry original bathroom plumbing and small windowless baths with a fan that may or may not go anywhere. The newer houses on the beach and in Orange Grove are built tighter, which keeps the humidity in the room longer. Either way, a bathroom on this coast stays damp between showers in a way it wouldn’t somewhere drier. If the ceiling stain came back after you cleaned it, that’s a call.
